Housing affordability has emerged as the foremost concern among Atlanta residents, with 28% identifying it as the city’s most pressing issue, according to the 2025 Metro Atlanta Speaks survey conducted by the Atlanta Regional Commission (ARC). This marks a significant shift from previous years, where the economy and crime topped the list of concerns.
The survey, which gathered responses from over 4,000 residents across 11 counties, revealed that more than 60% of participants feel they cannot afford to move to another house or apartment within their current neighborhood. This sentiment underscores the growing challenges faced by many in securing affordable housing options.
In response to this crisis, various initiatives have been launched. Habitat for Humanity, in collaboration with the Carter Work Project, is developing 24 affordable housing units in Atlanta’s Sylvan Hills neighborhood. This project, named Langston Park, includes a mix of single-family homes and multifamily townhomes, marking Habitat Atlanta’s first venture into townhome construction. The $200,000 homes will be sold to qualifying buyers at no interest, with income-based mortgages, providing much-needed relief to families facing housing insecurity.
Additionally, the Atlanta Medical Center (AMC) site in the Old Fourth Ward is undergoing transformation. The former 450-bed hospital, closed in September 2022, is being demolished to make way for a mixed-use development. Plans for the 22-acre site include a combination of market-rate and affordable housing, retail outlets, office space, green areas, and health-centric resources. This redevelopment aims to address local housing and service needs, with the project expected to evolve over the next decade.
Despite these efforts, the scale of the housing affordability issue requires a multifaceted approach. Community leaders emphasize the need for a collaborative effort involving government agencies, nonprofit organizations, and private sector partners to develop and implement sustainable solutions. As Atlanta continues to grow, addressing housing affordability remains a critical priority to ensure the city’s residents have access to safe and affordable housing options.
