Atlanta is grappling with a significant affordable housing crisis, with projections indicating a need for 116,000 affordable housing units by 2035 to accommodate the city’s growing population and economic demands. This shortfall has been exacerbated by the loss of 250,000 homes priced below $1,250 between 2019 and 2024, affecting all 11 counties in the Atlanta Regional Commission (ARC).
In response, various community initiatives have been launched to address this pressing issue. Notably, Habitat for Humanity, in collaboration with the Carter Work Project, is developing 24 affordable housing units in Atlanta’s Sylvan Hills neighborhood. This development, named Langston Park, includes a mix of single-family homes and multifamily townhomes, marking Habitat Atlanta’s first venture into townhome construction. The $200,000 homes will be sold to qualifying buyers at no interest, with income-based mortgages, providing much-needed relief to families facing housing insecurity.
Despite these efforts, challenges remain. A survey conducted by the ARC revealed that housing affordability is the top concern among metro Atlanta residents, with 62% of respondents indicating they could not afford to move to another house or apartment in their current neighborhood. This underscores the urgency for a coordinated, multi-county effort to preserve and create affordable housing units to meet the region’s needs.
Community leaders emphasize the importance of collaborative solutions. The Metro Atlanta Chamber and the Community Foundation of Greater Atlanta have highlighted the role of nonprofits in closing the housing gap, stressing that addressing this crisis requires a concerted effort from all sectors of society.
As Atlanta continues to grow, the city faces the dual challenge of accommodating new residents while ensuring that long-standing communities are not displaced. The path forward will require innovative solutions, sustained investment, and a commitment to equity to ensure that all Atlantans have access to safe, quality, and affordable housing.
